Which type of water heater fits your house
Most installs in a single-family home come down to five choices. The right one depends on your fuel, your floor space and how many people shower in the same hour.
| Type | Typical fit | Plan for |
|---|---|---|
| Gas tank, 40 to 50 gallons | Households of 2 to 4 with a gas line already in the house | Flue venting, gas shutoff, drain pan |
| Electric tank, 40 to 50 gallons | Homes with no gas service | A dedicated 240-volt circuit, usually a 30-amp breaker |
| Heat pump (hybrid) tank, 50 to 80 gallons | Lower power bills, roomy space | About 700 cubic feet of air around it and a condensate drain |
| Gas tankless | Large families, small footprint | A bigger gas line, special vent pipe, yearly flushing |
| Electric tankless | Small homes and add-on bathrooms | Heavy electrical service, often 120 to 150 amps of demand |
Ranges are typical sizing guidance. Photos over the phone settle the real answer.
What a planned installation includes
A proper install is more than swapping a tank. The plumber sets the unit on a level base, usually inside a drain pan piped to a safe spot. New flexible water connectors go on, along with a shutoff valve on the cold inlet.
Every tank also needs a temperature and pressure relief valve with a discharge pipe running down to within a few inches of the floor. On many homes an expansion tank goes on the cold line as well, because a closed system has nowhere to put heated water.
If a gas appliance is involved, the flue must slope upward and draw properly, and every gas joint is leak-tested. If you ever smell gas, leave the house and call the gas utility or 911 before you call a plumber.
How installation day runs from start to hot water
- 1
Confirm the plan
The plumber checks the model, the fuel, the venting route and where the old unit sits.
- 2
Shut off and drain
Water, gas or power is shut off. The old tank drains through a hose, which can take 30 to 60 minutes for a 50-gallon unit.
- 3
Set and connect
The new heater goes on its pan. Water lines, valves, the relief discharge and the vent or electrical feed are connected.
- 4
Fill and test
The tank fills before power or gas comes on, so a dry element never burns out. Joints are checked for drips and gas fittings for leaks.
- 5
Set temperature and walk you through
A setting near 120 degrees F is common for homes. You see the shutoffs, the relief valve and the drain.
Licensing and code rules for Mauldin installs
South Carolina licenses residential plumbers through the Residential Builders Commission, part of the state Department of Labor, Licensing and Regulation. LLR runs a public license lookup, so you can check any contractor's status before you sign. Commercial plumbing work over $10,000 falls under the Contractors' Licensing Board instead.
The plumbing code in force is the 2021 South Carolina Plumbing Code, or the 2021 International Plumbing Code with state changes. Local enforcement has been required since January 1, 2023, and a 2024 code set is scheduled for January 1, 2027. That means an install today is inspected against current rules, and an old shortcut your last heater had may not pass now.
The City of Mauldin says a permit is required before you add, alter or replace any plumbing system, and the contractor must be licensed, bonded and insured. Building and Zoning at 5 E. Butler Rd, (864) 234-3475, can confirm what your job needs. Ask any plumber who pulls the permit before you agree to a date.

Getting the space ready before the plumber arrives
A little prep shortens the visit and avoids surprises.
- Clear a path of about 3 feet to the heater and the work area.
- Know where the main water shutoff is and that it turns.
- Photograph the old unit's data plate (capacity, fuel, model).
- Move stored boxes and paint cans away from any gas appliance.
- Note any rust, scorch marks or water stains on the floor under it.
What changes the cost of a water heater install
Typical U.S. installed prices run about $1,200 to $2,800 for a standard tank, $2,500 to $5,500 for a heat pump unit, and $2,500 to $6,500 for tankless. Your real number comes from a call, because these things move it:
Insurance rarely pays for a planned upgrade. Coverage varies by policy, so ask your carrier. For a clear price before work starts, call (855) 575-2890.
Why a bigger tank is not always the better buy
People often ask for an 80-gallon tank to be safe. A larger tank holds more water at temperature all day, and it needs more floor space and a bigger flue or circuit.
Peak demand matters more than daily use. If your busiest hour has two showers and a dishwasher, a 50-gallon tank with a fast recovery rate often beats a bigger, slower one. Typical tank life is 8 to 12 years, so choose for the next decade rather than the last one.
Replacing, upgrading or adding a unit
If your heater already failed and you are waiting for cold showers to end, the faster path is a same-size water heater replacement. If it is only leaking at a fitting, a repair visit may keep it running a few more years.
Upgrading to an on-demand model is a bigger job than a like-for-like swap. Our page on tankless units covers the gas line and venting changes. New bathrooms and remodels fall under general plumbing installation, and we also work in nearby Simpsonville.

Water heater installation questions from Mauldin homeowners
A like-for-like tank swap commonly takes 2 to 4 hours. Switching fuel, moving the unit or adding venting can stretch it to a full day.

Many homes of 2 to 4 people do well with a 40 to 50 gallon tank. Tell us how many bathrooms and when your busiest hour is, and we will size it from there.
Often yes. Send the model number so we can check the venting, fuel and clearances. A mismatched unit is better caught by phone than on installation day.
Many homes with a closed system or a pressure regulator do. The plumber checks your water pressure and decides on site.
Same-day appointments are available when the schedule allows, and the line is open 24/7. Call to see what is open.
